PLANNING YOUR VERANDAH GUIDE

Are you unsure of the distinction between a patio and a verandah? A Verandah is an outdoor area that is connected to a house and has a roof that runs along one or more of its sides. Whereas a patio is a recreational space which may or may not be attached to the house. It might or might not have walls or even a roof.


A verandah is the perfect place to relax and entertain. It is also a great way to expand your home entertaining space. Plus, by adding eye-catching landscaping to your home design, you instantly increase the property value! But before you build your verandah, below are some important things to keep in mind to ensure you get the verandah design you imagine for your lifestyle wants and needs.


BUDGET PLANNING

Your budget should include all possible costs, including:

· Council applications

· If excavating, are there added costs for rubbish removal?

· Concrete slab costs

· Does your verandah require access steps?

· Depending on the design, include cost of support beams

· Retractable roof and other weather-proof options

· Material cost of structural walls


DESIGN

How you intend to use your space and the style of your home will help determine the verandahs design, location (front/back/side), size, and materials to be used. Will you be adding a BBQ area, heating options, water feature, fireplace or other lifestyle and decorative inclusions?


WEATHER PROOFING

Other design factors to consider include weather vulnerabilities and design inclusions to prevent these conditions from impacting your outdoor leisure time. Here are some tips to help weather-proof your verandah:

· Plant trees, shrubs, and hedges to interrupt the wind blowing into your verandah.

· Install a retractable ceiling

· Add wind windscreens

· Consider an enclosed verandah with slider doors


DRAINAGE

A well-designed drainage system is essential in the prevention of water-related damage to the home. Here are several drainage solutions for your consideration:

· SURFACE DRAINAGE. Surface drainage systems remove excess water from the land's surface through channels or ditches.

· SUBSURFACE DRAINAGE. Includes PVC slotted subsurface pipes.

· SLOPE DRAINAGE. Slope drains provide a potentially effective method of conveying water safely down steep slope away from the property.

· DOWNSPOUTS & GUTTER SYSTEMS.


Most verandas have a gutter to drain the rainwater from your Veranda. You should incorporate gutter downpipes within the upright posts which can be drained to an existing gully drain or, if there’s underground drainage you can bring these pipes under-ground so they are completely invisible, but ensures that all water is drained away from the area
