INCREASING USABLE HOME SPACE




Increasing usable space around your home allows you to create a clean, tidy and organised home, whilst increasing the aesthetics and value of your property.


Here are a few ideas which cater to small and large budget opportunities.


ADD A LOFT

A loft is an elevated open space area inside of a home, usually with stair access. Not all homes are suitable for a loft conversion. Some considerations include head height over the staircase and landings, and if the house is heritage listed.

UTILISE BASEMENT SPACE

A basement or cellar is one or more floors of a building that are completely or partly below the ground floor.

BUILD UP

This is a cost-effective way of doubling your square footage without using up land space. The extra rooms can increase your property value. In considering if this option is viable you will need to understand if:

  • The foundation of your existing home handle the weight of a another level?

  • Is your property heritage listed and restricted from building?

  • Is it within your budget?

  • Does it add value to your property without over-capitalising?

  • Does this option work for your retirement, as well as in the immediate time?

  • Can you add a separate entrance to the second level, should in years to come, you wish to convert the upper level into separate living quarters (as your children grow, you age and can't walk up the stairs, don't need the extra space but can use the rental return).


RECESSED WALL SPACE

This can be a great way to mount your TV. As a storage rack, or book shelf, freeing up more floor space.

ADD A DORMER

CONVERT VOIDS INTO USABLE SPACE

One common void is space under your staircase which could be converted into storage space. The same applies to homes with unused wall space above their kitchen/ bathroom cupboards. NOTE: ensure the wall space is free of electrical wires before considering modifications.

CONVERT CRAWL SPACE INTO STORAGE SPACE, OR A BASEMENT

Although this is not the ideal expansion option due to moisture issues and expense for starters... it is an option if you are unable to build up, or don't have land space to build out.

CONSIDER A GARAGE EXPANSION

Most house house extensions will add value to your property. But like all projects, you will need to investigate council regulations/approvals, consider the cost investment viability. Is the immediate cost within your budget, Ensure you aren't overcapitalising.

There are several ways you can expand your garage: build up, or by expanding the width or length. You will also want to consider if you are going to have a single or double garage door.

IMPORTANT, Ask yourself if plumbing inclusions are in your interest, especially if you may wish to convert the extra garage space into a granny flat in later years, or convert into a small studio for yourself, salon, or work station for a mechanic in the family.

DUAL PURPOSE FURNITURE.

Incorporating pieces of furniture which double as storage is a practical space saver option.

DECLUTTER

Decluttering helps create space, saves you time making it easy to items you need, and saves you money with not purchasing duplicate goods of items you can't locate.

HANGING STORAGE

This could include shelving, hooks, and a ceiling storage racks which a popular option within the garage or kitchen.

VERTICAL SPACE

Making the most of vertical space is a savvy way to maximise the space you have.

Vertical Gardens are perfect as a space saver concept for any home, and can be useful as a privacy wall from neighbours. Other great ways to use vertical space is the installation of a fireplace or water feature to create luxury design without taking up valuable entertaining space. or install a foldaway clothesline and office desks.

ADD A GRANNY FLAT

This can be used for storage, as a guest house, as a permanent residence for your children when they come of age, for rental return when it's right for you, or as a place your ageing parents can live if the time requires.
