FACTORS TO CONSIDER WHEN CHOOSING THE RIGHT BUILDING MATERIAL FOR YOUR PROJECT

A project's budget has the potential to impact nearly every facet of the project, making it one of the most critical responsibilities of a project manager. When obtaining a quote remember to cover these points:

- Does this include or exclude GST.

- How long is the quote valid?

- Project duration.

- Is the contractor insured?

- Current availability of materials to start your project.

NOTE: Ensure you have everything in writing and conduct research (Google reviews, current legal cases) on the contractors past jobs before signing a contract.


2. DURABILITY

Understand how weather and location (humidity, salt water, moisture) can impact certain materials. Understand how certain materials might react to your location before deciding.


3. MAINTENANCE

Every home requires some level of maintenance. However, your building material choices can heavily impact the amount of maintenance required and costs associated. For example:


- Timber features, typically require regular TLC vs powder coated wrought iron.

- Varnish timber needs sanding before applying a fresh coat, vs oiling timber which offers easier maintenance options.


You will also need to consider accessibility as part of your ongoing maintenance costs. If your ceiling heights, or timber features require a tradesman to access due to height and location restrictions, it's important to consider ongoing costs.


4. AVAILABILITY

To avoid unwanted delays and costs, it's important to confirm availability of building materials before signing contracts. If there is a waiting period for materials, factor how this delay will impact other tradesman, your completion date, and if hiring scaffolding or renting before your move in date, understand how this delay will add to your costs.


5. SUSTAINABILITY

- Efficient design. How energy efficient is your building plan?

- Responsible sourcing. Local manufacturing, recycling.

- Lifespan.
