BUILDING A NEW HOME CHECKLIST
1. Set your budget; building costs, legal, council fees, mortgage fees, remembering additional costs such as landscaping, moving costs, furnishings.
2. Other cost considerations; If considering the option of owner-builder - consider courses and time required vs savings. Modifications; when investigating builders factor quality of appliances, stairs & finishings - upgrades can blow your budget out, so before signing a contract it's important to consider what your building inclusions are.
3. Design considerations; in addition to the number of bedrooms/bathrooms it's also important to consider items such as; location of power-points & wiring for items such as surround sound and surveillance, storage options, dumbwaiter or laundry chute, ceiling height, noise reduction flooring options when building multiple levels, wall insulation, automated watering systems, whirlybird, skylight, air-conditioning size & location to avoid neighbour noise complaints.
4. Planning your team; consider structural warranties, research references and consumer feedback, time guarantee, and assurances your builder provides on project completion - especially if you are renting and paying interest on progress payments - this is a fundamental weigh-in cost factor.
